What we arrange

When bridging finance makes sense

Bridging is a short-term tool. It works best when there's a clear plan to repay it.

Auction purchases

Complete within the auction deadline, typically 28 days.

Chain breaks

Buy your next property before the sale of your current one completes.

Light and heavy refurbishment

Fund works on properties that don't yet qualify for a mortgage.

Bridge to let or sell

Buy, improve, then refinance onto a term mortgage or sell.

Commercial and mixed-use

Bridging on shops, offices, units and mixed-use buildings.

Business capital raising

Short-term funds secured on property to seize a business opportunity.

Questions

Bridging finance FAQs

How quickly can bridging finance complete?

Simple cases can complete in two to three weeks. Auction purchases are often done within the 28-day deadline when documents are ready early.

What is an exit strategy?

It is how you will repay the bridging loan, usually by selling the property or refinancing onto a longer-term mortgage. Lenders want to see a realistic exit before they lend.

Can I use bridging finance on my own home?

We arrange bridging for business and investment purposes only, such as commercial property, mixed-use buildings and investment property. We do not arrange bridging secured on a home you or your family live in.
